Getting a Space Ready to Open.

A buildout has one number that matters to the tenant: the day they can open the doors. Electrical usually sits in the middle of that schedule, because the drywall cannot close until the rough-in passes and the ceiling grid cannot go up until the lighting layout is set. We plan our work around the trades on either side of us rather than showing up and hoping the space is ready.

On a typical downtown Honolulu or Kakaako office fit-out that means walking the plans early, flagging anything that will not clear inspection before it gets built, and telling the GC honestly how many days we need. Restaurants in particular tend to grow in scope once the equipment list gets finalized, so we ask for that list up front. Hood controls, walk-in coolers, and cook-line gear all pull dedicated circuits, and finding that out after the walls close costs everyone time.

Retail spaces in centers like Pearlridge come with their own wrinkle. The landlord usually has requirements about which hours you can run noisy work and how the tenant panel is fed and metered. We read the lease work letter before we quote so there are no surprises when the property manager reviews our schedule.

We do. Commercial permits go through the City and County of Honolulu under our license, and we stay on it through the inspection so the sign-off is our job to chase, not yours.
