How the Savings Actually Work.
Here is the arithmetic in plain terms, without a single number we would have to make up. A fluorescent troffer draws a certain wattage. The LED that replaces it draws roughly a third of that for the same amount of light on the desk. Multiply the difference by how many fixtures you have and by how many hours they run each week, and you get kilowatt hours saved. Multiply that by your HECO rate, which you can read off your own bill, and you have your monthly savings.
Two things change that picture. The first is operating hours. A warehouse lit sixteen hours a day pays back far faster than a suite of offices lit forty hours a week, which is why we usually recommend doing the long-hours areas first. The second is maintenance. Every fluorescent tube change costs you a service call, a ladder, and somebody’s time, and LED fixtures largely end that cycle. On high ceilings and parking lot poles where a bucket truck is involved, the maintenance savings can rival the power savings.
Air conditioning is the piece nobody mentions. Old fixtures throw off heat, and on Oahu you are paying to cool that heat back down all day long. Pull the heat out of the ceiling and the HVAC runs a little less. It is not the headline of the project, but in a tight retail space it is real.

Lights That Shut Themselves Off.
The cheapest kilowatt hour is the one you never burn. Occupancy sensors in restrooms, storage rooms, break rooms, and back-of-house areas catch the hours nobody thinks about, the ones where a light stays on all night because the last person out had their hands full. In a warehouse with high-bay fixtures over aisles that see traffic a few times a shift, sensors can cut runtime dramatically on their own.
Daylight sensors handle the other side of it. Plenty of Oahu buildings have perimeter offices and retail frontage getting strong natural light most of the day while the fixtures overhead run at full output anyway. Dimming those rows against the daylight is invisible to anyone working there and quietly trims the bill.
The state pushes commercial buildings toward this kind of control on new work and major renovations, in the same spirit as the efficiency rules California made familiar.
