Electrical Panel Upgrades in Aiea

Aiea has a distinct housing mix: plantation-era cottages around old Aiea town, post-war tract homes in Newtown and around Pearlridge, condos and townhomes in the corridor between Pearlridge and Stadium Marketplace, and newer hillside homes climbing up Aiea Heights toward the Aiea Loop trailhead. Each housing type has a different panel-upgrade profile, but the trigger is usually the same: existing 60A or 100A service cannot carry what a modern household actually pulls.

Common reasons our Aiea customers call. The homeowner just bought a Level 2 EV charger and discovered the existing service is full. The home is being sold and the inspector flagged a Federal Pacific Stab-Lok or Zinsco panel during the buyer’s diligence (no Hawaii insurer will write a new policy against either brand). The panel is in a hot exterior closet on a Pearlridge-area condo and the bus bars show heat damage. Or a homeowner is doing a full kitchen remodel and the load calculation says the existing panel cannot do it.

A standard Aiea 200A upgrade includes new main breaker, copper bus bars, AFCI/GFCI breakers per NEC 2017 with Hawaii amendments, tamper-resistant receptacles where needed, fresh grounding electrodes, and meter base or weatherhead replacement on the service mast if those have aged out. Condo/townhome upgrades also include HOA coordination.

The grounding is the part homeowners never ask about and the part that matters most in Aiea. A lot of the older Newtown and Aiea town homes have a single old ground rod that has corroded at the clamp, or a bond to metallic water piping that got broken when the plumbing was repiped in plastic decades ago. A new panel sitting on a weak or missing ground is a shock hazard and it is why surges do so much damage. When we swap a panel here we drive fresh grounding electrodes, re-bond the metallic piping that is still in service, and test the system so the new panel actually has somewhere to send a fault.

Timing and the HECO disconnect are the other thing worth understanding before you commit. We schedule the utility disconnect and reconnect for you, but that appointment usually runs a week or two out, so a panel upgrade is not typically a same-week job unless it is an emergency. We build the whole sequence into a written timeline: assessment, permit, HECO appointment, install day, and inspection. On install day the power is off only during the swap window itself, usually three to five hours, and we plan that around your household so the freezer and any critical loads are covered.

On the Pearlridge and Stadium Marketplace condos and townhomes, the panel swap is as much a coordination job as an electrical one. The unit panel often feeds off a stacked riser in a shared electrical room, so we work with building management on access, on scheduling the shared-side shutdown, and on the HOA paperwork. We keep the shared room buttoned up between visits and hand the building manager the same close-out documentation we hand you, so the association’s file is complete.
