The mistake we see most often is upgrading to exactly what today needs. Two years later a new tenant brings in a rooftop unit or the restaurant downstairs adds a second walk-in, and the panel is full again. Since the expensive part of this work is the service and the feeders, not the breakers, it is usually smarter to build in headroom while everything is already open.

So we ask about what is coming. Are you adding a kitchen line or a second hood? Is the HVAC contractor quoting a bigger tonnage than what is on the roof now? Do you expect to put EV stalls in the lot within a few years, and if so, how many? Each of those has a demand number attached to it, and we would rather run those numbers on paper now than trench the lot twice.

Kitchen equipment is the most common surprise on Oahu commercial jobs. Combi ovens, induction lines, and dishwashers pull far more than owners expect, and a restaurant that started as a small counter operation in Kailua town can outgrow its service in one remodel. Written Notice First

We give property management a shutdown window in writing with a date, a start time, and an honest end time, far enough ahead that tenants can plan around it. Restaurants move prep, offices back up servers, and the dental suite reschedules the morning.

Prep Before the Power Drops

Everything that can be built with the building energized gets built first. New conduit, new gear set in place, feeders pulled and terminated on one end. By the time HECO cuts the service, the only work left is the changeover itself.

Critical Loads Get a Plan

Walk-in coolers, medical refrigeration, servers, and security systems get identified before the date and either bridged with temporary feed or scheduled around. Nobody should lose product because of a panel upgrade.

Working With the Utility Side.

Every commercial service upgrade has a utility half and a customer half. Ours is the customer half: the panel, the meter can, the riser, the feeders, and everything downstream. HECO owns the service drop or the lateral and the meter itself, and their scheduling runs on its own calendar.

We file the commercial service application, send the load information HECO asks for, and stay on the phone with them through the process. If the upgrade needs a transformer change on their side, that is a longer timeline than a straight meter swap, and it is better to know that in week one. Owners who try to manage this themselves usually lose weeks discovering which form was missing.

Once the disconnect date is set, we build our schedule backwards from it. The permit is pulled, the inspection is arranged, and the gear is on site well before the utility truck arrives. That sequencing is why our shutdown windows tend to hold.

Frequently Asked Questions

How long does a commercial panel upgrade take?
Depends on scope. A straight 200A to 400A on a single-tenant building is typically 1 to 3 days on site. Switchgear-level upgrades on a multi-tenant property run 1 to 3 weeks phased. Gear lead time is separate and gets quoted with the job.
Will tenants lose power?
Only briefly. We phase the work so any given tenant is offline for a few hours instead of days, and we put the window in writing ahead of time.
Can you bid against other contractors?
Yes. Send us your scope or RFP and we will come back with a written commercial quote, usually within a week.
Do you handle the HECO commercial application?
Yes. The commercial new-service or upgrade application with HECO is part of every commercial panel job we take.
Do I need three-phase service?
If you are running commercial HVAC, elevators, compressors, or larger motor loads, three-phase is usually the right answer and often the only practical one. Small retail and office suites frequently do fine on single-phase. We look at the actual equipment list before we tell you either way.
How do you decide what amperage to upgrade to?
We meter the building under normal operation, add the loads you are planning to bring in, and size the service with room left over. Building headroom into the service while it is open costs far less than doing this again in three years.
