How the Savings Actually Work.

Here is the arithmetic in plain terms, without a single number we would have to make up. A fluorescent troffer draws a certain wattage. The LED that replaces it draws roughly a third of that for the same amount of light on the desk. Multiply the difference by how many fixtures you have and by how many hours they run each week, and you get kilowatt hours saved. Multiply that by your HECO rate, which you can read off your own bill, and you have your monthly savings.

Two things change that picture. The first is operating hours. A warehouse lit sixteen hours a day pays back far faster than a suite of offices lit forty hours a week, which is why we usually recommend doing the long-hours areas first. The second is maintenance. Every fluorescent tube change costs you a service call, a ladder, and somebody’s time, and LED fixtures largely end that cycle. On high ceilings and parking lot poles where a bucket truck is involved, the maintenance savings can rival the power savings.

Air conditioning is the piece nobody mentions. Old fixtures throw off heat, and on Oahu you are paying to cool that heat back down all day long. Pull the heat out of the ceiling and the HVAC runs a little less. It is not the headline of the project, but in a tight retail space it is real.

Lights That Shut Themselves Off.

The cheapest kilowatt hour is the one you never burn. Occupancy sensors in restrooms, storage rooms, break rooms, and back-of-house areas catch the hours nobody thinks about, the ones where a light stays on all night because the last person out had their hands full. In a warehouse with high-bay fixtures over aisles that see traffic a few times a shift, sensors can cut runtime dramatically on their own.

Daylight sensors handle the other side of it. Plenty of Oahu buildings have perimeter offices and retail frontage getting strong natural light most of the day while the fixtures overhead run at full output anyway. Dimming those rows against the daylight is invisible to anyone working there and quietly trims the bill.

The state pushes commercial buildings toward this kind of control on new work and major renovations, in the same spirit as the efficiency rules California made familiar. We keep the conversation practical: what has to be there for the permit, what is worth adding because it will pay for itself, and what is overkill for your space. Controls that annoy your staff get disabled within a month, so we set the timing and sensitivity with the people who actually work in the room.

What is the typical payback on an LED retrofit?
For an Oahu business with real operating hours, payback usually lands in the range of two to three years on power savings alone, sooner once you count the service calls you stop making and any rebate that applies. Your hours and your HECO rate move that number, so we run it on your building rather than quoting a general figure.
Can you handle parking-lot pole work?
Yes. We have bucket-truck access for pole-mounted LED installs, photocell repairs, and re-aiming fixtures that are throwing light where it does not belong.
Do HECO rebates still exist?
HECO runs energy rebate programs for commercial lighting, and the terms change from time to time. We check what is active when you are ready to buy and file on your behalf.
Can you do the work after hours so we do not have to close?
That is routine for us with retail, restaurants, and busy offices. We work around your hours and leave the space clean and open for the next business day.
Should I replace the whole fixture or just retrofit the tubes?
Depends on the fixture. If the housing is sound and the lens is in decent shape, a tube and driver conversion is faster and less disruptive. If the housings are yellowed, corroded, or out of date, full replacement gets you better light and a real warranty on the whole assembly. We tell you which you have while we are up on the ladder.
Do you offer ongoing maintenance for our lighting?
Yes. Property managers put us on a schedule to check exterior lighting and emergency fixtures, replace failed drivers, and re-aim anything that has drifted. Regular visits are the reason our contract buildings rarely have a dark parking lot on a Friday night.
